How many of those “small landlords” are shell companies under a larger corporation? I’ve never seen an analysis of this but any smart mega corporation would be wise to create many small companies to shield themselves from localized market r

The land, foundation, and utilities (often in the form of impact fees) are largely fixed costs regardless of home size. The larger the home one builds the less impact they have on the final cost to build. This is why “starter homes” don’t g

With every insane X post Musk makes we get closer to where having Tesla on your resume is a black mark the same way folks are judging Meta employees in the other thread. When the politics are that front and center, it becomes a real liabili

The article says it is generated on your device and they don't have a copy. Sounds like a public-private keypair where you are responsible for managing the private key.

While very true, so long as someone keeps that scanner online and the source remains unencrypted, only one person needs to own a scanner rather than hundreds. Sadly, my city now encrypts all police channels. Fire and EMS can still be stream

This summer I started following the lead of my tour guides in Mexico and the local day laborers. Both favor spandex arm sleeves that are remarkably breathable and can be put on or removed as conditions change. They have been great for hiki

So long as the copy is DRM-free, which I’m pretty certain Amazon and Apple are these days, there is no means to enforce such a revocation. Of course, you could find yourself unable to download a new copy should you ever need to.

I bought a discounted lifetime Plexpass at least a decade ago. Still, I’m gradually moving over to Jellyfin because Plex has made a ton of business decisions that feel user hostile.

I really should go back to Pandora. It fits my listening style of picking a genre or era and just letting things play. Spotify artist radio works ok but I really enjoyed Pandora’s algo more. My wife loves to build Spotify playlists though a

Question (You may or may not have insight): What happens when I download a playlist and listen to it offline in my car on an hours long roadtrip? Do my “streams” get counted once I get back online? Does the artist get credit for an estimate

Not sure if "meat only" can be a cure-all but anecdotally, I feel better when I reduce my gluten intake. I've never been diagnosed with a wheat sensitivity but my son has been forced to go gluten free because of one. When he

Isn’t that so much of why our legal system exists. You want to get to work a few minutes faster, so push through a light as it’s turning red. Another driver doesn’t expect that and the collision causes delays for hundreds of other people at

I saw it with mattress shopping. Every online brand I looked at had their mattresses “on sale” pretty much always. There might be one day a week where they were full price or one week they were 15% off and 20% off the next. Rinse. Repeat.

My son hit a showstopper bug with Mac this week where it won't recognize and handle Yubikey 2FA. If anyone has a reliable workaround, I'd love to hear it so he can get off Windows for good. M3 Macbook Air if it matters.

I have a few Excel sheets loaded with legacy macros that Libre can't quite handle. If I didn't need to deal with those sheets that aren't really under my control to rewrite I could probably get off Windows for good.

Pop and Linux Mint are both solid options for newcomers. Personally, I think LM looks better out of the box but Pop is a little easier to grok coming from Windows. Not much of a difference either way though.

It's not nitpicking. It's the literal guidelines. You have a half dozen responses here refusing to recognize where you are wrong. You are either bullheaded or arguing in bad faith.
