Great point about the PMI. For rent growth, do you think I should use the home price appreciation rate or make a new rate? Right now rent goes up with inflation.

I tried to account for that with the rate of return number in the results. You can compare rate of return to your expected returns in the stock market.

There's a separate parameter to control the increase in house prices. My assumption is that houses have tended to increase faster than inflation in most markets.

It is accurate! While the house cashflow is negative in the example, it's at least less negative than the apartment cash flow. Maybe the moral of the story is living with your parents for free is better than either option!

My wife wants to buy a house, but I'm unable to make life decisions without trying to minmax them. I wasn't satisfied with existing rent vs. buy calculators, so I decided to build my own! I'm not a developer, so I apologize i

Calling China "a single country" minimizes the fact that it contains 18% of the world's people. It's hard to call something a "global network" if it leaves out that much of the world.

There are many things the law permits at a small/manual scale but forbids at a larger/automated scale. This makes sense because in the latter case, the cost to the person doing the act is smaller. For example, there's no law

Initially when I read these low ppm concentrations, I wasn’t concerned. However even a 1 ppm exposure to benzene in air over an 8 hour workday has been shown to be harmful. Hopefully the FDA cracks down on this...

This split ownership reminds me of a similar situation in the USA, where different entities can own the surface rights and mineral rights. What gets weird, is owning the mineral rights legally entitles you to use the surface (to a limited d

The amount of space in the "public commons" allocated to free car parking dwarfs the space taken up by these scooters. What if instead of banning a new transportation paradigm, the city had decided to work with the companies to co

My point is that if you're spending electricity to generate heat, you can divert as much as you want to do calculations with no reduction in the amount of heat generated.

Wouldn't transcoding the video still produce the same amount of heat?

As someone who lives in Houston, the cities just have completely different appeals. Austin has invested heavily in green spaces, and has way more to do nearby.

What's the problem with producing oil and gas with the CO2? When the CO2 gets left behind in a reservoir, it's still a net positive for the environment. There are even oil companies aiming to produce 'carbon-neutral oil'

Injected CO2 is also highly effective at sweeping stored oil and gas out of the reservoir to (ironically) help you produce more oil and gas. My company uses CO2 extensively in its older fields in the Permian Basin.

Why should any paperwork be required? If the student has good scores, put them in the G&T program. You can send the student home with a piece of paper informing the parent, but there's no need to make it opt-in.

This is it. Free market at work. If you live in Tulsa, OK you won't have easy access to as many $150k jobs. The goal of the company is to get the best quality of work for the lowest price. Why would they pay extra?

From an oil industry perspective, it would be very fun to play with this data over the Permian Basin. I reviewed Planet’s offerings and the resolution was insufficient. And thermal unlocks some more possibilities.
