Japan. For an island with limited space they treat their real estate market very differently. The land itself has value, but structures depreciate to zero. https://housekey.jp/why-japanese-real-estate-is-different/

The problem is that CCS is objectively bad and way worse than NACS. I suggest watching Sandy Munro's analysis on it.

The problem is that Texas has been gerrymandered to the point that Democrats in the cities don't have an "an equal vote", and are being dictated to by what the see as rural rubes.

Unfortunately the other available lever is congressional action in the form of tax increases and wildly increased public housing funding. Both of which are never going to happen.

It 100% has to do with retention of key talent and knowledge transfer. It seems the model for most western studios is to make one or two big successful games, then layoff all the staff and/or be acquired by EA/Activision/Micr

It's not the dog. It's the commute and not wanting to be in the office/micromanaged. The dog is just the excuse. I've been WFH since 2017 and will never go back, it's not worth it (at least for me).

Yeah, after new rule rollout Tesla in one of the few manufactures still eligible for the EV subsidy. Unfortunately they made the rules too stringent focused on US manufacturing. Which is great in theory, but in todays world of global supply

Scott Adams is jerk who no one wants to work with. I don't care if he's a plumber, a cartoonist, or a garbage man. Finding a job, and people who want to work with him is his problem.

Stop, just stop. That Rasmussen poll is a loaded question framed to make black people appear unreasonable and work up a racist right wing base. It worked Scott Adams up so much he went on a racist tirade and got himself fired. "It'

Foxconn is designing an EV platform specifically for this. https://www.foxconn.com/en-us/products-and-services/event-hi... We'll see if it works out. Seeing as how they're Apple's biggest partner I&

I own a Tesla. I'll never buy another as long as Elon is involved. Just reserved a Rivian and won't look back.

He also donated a ton to Republicans. He was trying to buy crypto regulation. Those people aren't his friends. If anything they see him as an embarrassment/liability now.

Yep. I fell in the trap of using repeat passwords because I was lazy. One of them leaked and someone overseas started using my personal Plex server. I setup LassPass the next day and changed everything to unique strong passwords. LastPass i

So what is Twitter's business plan? How is Elon planning to recoupe his investment here? Advertisers aren't going to like turning the platform into a free-for-all hellscape (which is what's going to happen). There's alre

I watched one of my best friends choke on his own lungs and die of COVID last year. He'd be alive if he had gotten the vaccine.

At the end of the day the Hunter Biden laptop story just wasn't that compelling. Everyone knew Hunter Biden had a history and struggled with drugs. It wasn't a secret. Ultimately this story wasn't buried by Facebook or Twitte

Maybe, but I think some of it is just luck. Supply chain issues are starting to soften, finally. It all feels to me like we're still dealing with COVID bullwhip issues/echoes. The Fed has just been trying to manage the wave.

This guy has a degree and worked in commercial real-estate. He's intelligent and capable of working in tech. Bootcamps are retraining programs, not degree programs. They're not going to turn dummies into software engineers.
