Yep. The shortage is overblown. Just look at past crashes (e.g. Ireland, Spain, etc). The crashes weren't caused by oversupply of housing, but a credit shortage. After the crash the so-called 'shortage' magically disappeared

It's not so simple in my opinion. Where I live the ratio of dwellings to households has increased during the three decade long property price boom. The most significant cause in my opinion is the financialisation of housing, fueled by

I often think that for a government to convince me that they are serious about addressing a housing crisis, the first thing they need to do is determine what proportion of residential properties are not being used as a primary residence. It

Exactly. At some point a lot of people are going to discover that they are the bag-holders. It's unfortunate, and at an individual level you can't blame people that felt compelled to purchase a home (only one!). However, if people

Politicians are not going to provide a solution, nor are private developers. The solution is a crash that can't be avoided. As hinted at, this could be caused by a sustained increase in interest rates. It has happened before and it wil

Impressive. Here I am struggling to design a decent UI for a screen of at least 13 inches. I shudder to think how much harder it would be if the only means of interaction were a scroll wheel.

Yeah, I've seen my share of those. I sort of assumed that Air NZ started this trend because of all the hype surrounding the first ones. There's an article covering the history of these here: https://www.rnz.co.nz/n

Yes, interest rates and serviceability are key. A related theory that I find intriguing is that the benefits of productivity gains have largely been claimed by the financial industry. As productivity improves, more credit is made available,

The article points out the correlation between rising income and rising house prices. I suspect the real cause involves both incomes and credit availability/price. Incomes are just a proximate cause - as debt serviceability improves, p

I think the usual explanation involves debt repayments. There are others, such as forced structural adjustments (e.g. privatisation) and currency control (in the case of the French and former West African colonies).
