In NYC (WeWork's home turf), it's not uncommon to see a jump of £500-£1000 with increasing bedrooms so maybe that factors into their prices. For example, my apartment building has ~ $2400 studios, $3000 1brs, and $4000 2brs.

The reason why Roppongi Hills took 18 years was because much of that time was spent acquiring lots from 400 smaller property owners. The construction of Mori tower itself took ~3 years. This proposal does seem more marketing like marketing

It's true that Apple has mountains of cash, but in all likelihood, a failing Apple-sized tech giant would end up acquired by an adjacent company (see Motorola or Yahoo or Sun Microsystems ) before they ran out of money.
