One of my favorite fun facts is that if you were to dig a frictionless borehole to the other side of the world, you could hope in, be accelerated towards the center of the earth, decelerate on your way up to the other side, and pop out with

It's easy to refinance at a lower rate. You essentially just pay for and qualify for a new mortgage, the fact that it's a refinance and not a new house you're buying is mostly immaterial. So you're out a few grand in fee

It's worth noting that if you depreciate like this, it counts against the basis of your property. So in your example, if you depreciated the building to $0 and then sold the property for $3M you'd pay capital gains taxes on $2.5M.

Built an entire house at the peak :( It sucked but plans were in motion pre-covid and waiting a year (or two? Who knew back then) would have meant missing the window that minimized disrupting our kids' school lives.

I had to chuckle at the Tic Tac label the other day. The first ingredient is "sugar" but because the serving size is 1 tic tac each serving contains 0 calories, including 0 calories of added sugar. The magic of rounding!

My coworker got an acid etched back patio. The guy doing it was throwing the acid out of a 5 gal bucket with his bare hands. She asked "shouldn't you use gloves for that?" "I used to, but the acid kept dissolving them.&q

Seems like a bad idea from an anchoring perspective. People buy $20 socks with a $300 suit because $20 seems inconsequential compared to the suit. What's $90/mo compared to $50M to acquire them :-P

I think the SEC loves cut and dry cases like this. You see enforcement actions all the time about similar situations. Usually some VP of one of the two companies is behind it and they amateurishly try to cover their trails by getting their

I don’t see how a lien is the same as #1. Say retired couple owns a $500k home and can't pay $5k/yr property tax. They will live for 10 more years. With no lien, they are forced to sell and buy a cheaper $450k house, using the equ
