Are you saying that tenants who names weren't on the rent-control leases were living in the apartments? Forgive me, because I just moved to SF, but that doesn't sound legal to me.

I wonder how many people would accept a compromise of this: they vote to reduce building and density, but at the same time agree that their asset appreciation will go mostly to the city (via cap gains or land value taxes), rather than thems

How long had the tenants been in those apartments? I'm just curious how costs rose faster than rents, since property taxes are pretty low. Was the high cost of labour for maintenance a big part of it?

Alternatively you could remove the mortgage interest tax credit and/or tax the imputed rent that homeowners earn. That could cool the market, at least if you could apply it selectively to overheated markets.

The province of Ontario has rent controls and I never heard of it as an issue in the ~7 years I was renting there. I guess it helps that most towns don't have market rents growing way faster than inflation.

How can anyone take the western media seriously on this issue? Duterte is well known for being a loudmouth, and you can _tell_ from the quotes that he's joking most of the time. Yet they breathlessly cover this as if everything he says

IMO, it's rational economic thinking (if perhaps a little selfish): 90% of your net worth is in a single asset (either due to poor financial planning on your part, or because one asset has ballooned in value), so you will use your muni

Fascinating! I just moved to SF so I didn't know that. I assume you're referring to Prop 13? My understanding is that it's about property taxes, not land taxes. Possibly there is some legal wiggle room in there? Anyway, looks

Interesting idea about a progessive consumption tax. But would it be more costly to collect than income tax? Not to suggest that it isn't worth the cost: consider sales tax vs VAT. VAT is more expensive to collect but harder for busine

In my unprofessional opinion you need to know at least two things to get an idea of whether or not you will owe taxes when you exercise: 1) the strike price you pay to exercise your options, 2) the current fair market value (FMV) of the sto
