I don’t think a perpetuity is correct in this case. Software depreciates rapidly without updates and the norm was to charge the one-time price for each major version, which was always somewhat analogous to a subscription assuming you wanted

Any appraisal would base NOI on Net Effective Rent not Face Rates, so asset book values would not really be affected by shifting more shortfall into rent abatements or tenant improvement allowances.

Correct the web version is not a 1:1 swap but the desktop version has been a stable product used by millions for decades. Most users use the desktop version and indeed it has few compatibility issues with itself.
