Comparatively to the increase in house prices, rents have definitely stabilized. It is now clearly better to rent in most of the US than buy an equivalent house. Use the rent or buy NYT calculator

Except that you don't have a 5:1 leverage, not even close once you account for the fees. The math is surprising. I recommend the NYT Rent or Buy calculator. There is also absolutely zero chance that you will get a 22.5% chance return o

How much did you "make" on your investment once you account for the ton of fees that are involved in housing though? If your house doesn't go up at least 5% a year, you are already losing money once you account for HOA, insur

Do we really have a housing deficit? If you look at prices they indeed go up because nobody wants to sell and too many people have been wrongly convinced that buying is always a good idea. If you look at rent on the other hand it has stabil

Am I the only one that hates what the internet became? All HTTP APIs that are all made to interact with JSON.

That's because their woman advocacy is really a not-so-hidden lobby to have woman making more money under the pretense of equal representation in all jobs.

The skills required to become an exec are a lot of pitching yourself and networking to the right person to get your next job. Those skills are only slightly correlated with how good you actually are as an exec. Add to this that most compani

Unfortunately anything Musk adjacent will result in people absolutely defending Musk against all factual basis or the complete opposite.

In my 20s I joined a couple startups as "early engineer" or "founding engineer". I quickly realized those are the absolute worst positions to be in. You take almost as much risk as the founders but almost none of the ups

Who would seriously trust Facebook/Meta with any internal proprietary data? I'm sure the product must be OK but they did this to themselves by completely disregarding basic privacy.

For all the hype around this announcement I was expecting more than some demo-level stuff that close to nobody will use in real life. Disappointing.

Cannabis research is highly politicized. Researchers go in that field with an agenda. That's at least my experience with that field. Most weed users will nitpick research that shows weed is safe and good for you while most detractors w

Who decided that they became the de-facto default for video hosting? They have terrible policies (censorship) and nobody should trust Google. Sorry, no, paying for this "service" would be the same as paying the mafia for their pro

SmarTube works amazingly well. I expect them to circumvent those limitations as usual. I see it as a morale duty to not watch ads and also not pay an ethically dubious company like Google. They are free to try to stop me but I'm also f
