It’s also about lifetime. Internal combustion engines, with a bit of inexpensive maintenance, can be used for many decades. When batteries catch up on both fronts, the game definitely changes.

No, you can’t. 50sqm is a large apartment for a single person. Without checking, I’d guess somewhere in the neighborhood of 20 man per month. A part time janitor would gross half that.
