1) Agreed. None of this increases the total housing stock, perhaps even lowers it. Limiting renting may reduce demand from investors, reduce prices below the rate you'd find in a market without rent-restrictions, and thereby reduce the

It must be noted that this applies only to new homes, which are sold, temporarily. Amsterdam builds around 5k homes a year (or about 1% of total stock). Of those 5k, about 40% are sold, 40% are rented to as social housing, the rest rented a

Yes it's problematic in the sense that studio apartments typically go for €250k, whereas the median salary lets you borrow around €180k, and prices rose 10% last year, i.e. at a median salary even with 100% savings rate of net income,

I'd very much consider speeding up your videos. I watch things like educational videos, interviews, news videos etc mostly on 2x. Movies I often watch on 1.5x, not always but typically at least 1.3x. Sometimes I go up to 2.5x or 3x whe

As I understand it, we are not required to incriminate ourselves. e.g. we can not be told or forced to confess, similarly we cannot be told to open a lock. In fact, there is no way to determine wether you indeed do know (or remember), or do

I mean, there's several answers to this. The most fundamental one is this: capital is mobile, people are not. If you increase taxes on capital, it will flow to a lower-tax jurisdiction relatively quickly. A decent legal system and fin
