The average rent for an NYC apartment per month is $3375 (https://www.rentjungle.com/average-rent-in-new-york-rent-trends/ https://www.rentjungle.com/average-rent-in-new-york-rent-tre...) totaling: $40,500 per year. So that $287 increase is less than 0.7% per year.
