I'm about to get basically kicked out of a house I've been renting for 5 years.
My lease expires in April, and I haven't been able to get a response back from the owners about renewing it.
I understand, though... My neighborhood basically grew up around me, and my house is by far the cheapest rent in the neighborhood. The owners want to kick me out, remodel/demolish/rebuild the place where I live, and rent it for twice as much.
I wish I owned it. So while I used to think the same thing, this current situation is definitely causing me to reconsider it.
- Ocerge 11y agoIt's a bummer they won't even respond. Do you have legal grounds to get an answer on renewing a lease within a reasonable amount of time before you get kicked out (1-2 months)?
- monknomo 11y agoIf it's like where I live, after your lease runs out you go to month to month. The owner could deliver 30 days notice to leave at any point from 30 days before the lease ends and then you must leave.
- rocky1138 11y agoIf you're in Ontario, after your lease ends, it becomes a month-to-month agreement by default. You don't have to do anything. Landlords cannot evict a tenant after a lease is finished without a valid reason.
- geodel 11y agoIt is same where I stay in NoVa. The catch is rent goes up by 50% when on month to month. Considering it is already competitively priced apartment it would not make sense to continue.
- rocky1138 11y agoMonthly price increases on a month-to-month lease may not be legal in Ontario, where there are fixed yearly rate increases regulated by law. https://www.ontario.ca/laws/statute/06r17#BK43 https://www.ontario.ca/laws/statute/06r17#BK43 This part I'm not entirely sure on. You'll definitely want to check with authority, such as a counselor etc.
- AjithAntony 11y ago> month-to-month This literally means the landlord doesn't need a reason. It just means you need to give them 30days notice.
- rocky1138 11y agoIt must mean different things in different regions. This is what it means in Ontario where it is called a monthly tenancy: https://www.ontario.ca/laws/statute/06r17#BK43 https://www.ontario.ca/laws/statute/06r17#BK43 Secondarily, the notice period for a monthly tenancy in Ontario is still 60 days: https://www.ontario.ca/laws/statute/06r17#BK50 https://www.ontario.ca/laws/statute/06r17#BK50
