It looks like an interesting concept, but I feel like you're jumping the gun a little. I would expect, though I don't pretend to know, that starting an incubator would require a lot of contacts/money/etc.

I'm not sure about asking questions, but you can get a huge amount of information by looking around as your going to/from your interview. The bathrooms/toilets, kitchen, and break areas are all enlightening in their own way. For example: -
