Land != land. Gresham law applies. City center land > suburban land > rural land > land on Mars > land in faraway galaxy. There is always scarcity of land even though there is an infinite capacity of it across the Universe.

In the 21st century, even if country population stagnates or even drops, population still grows in cities compared to rural areas.

This is not an innate trait of capitalism. This is due to tax favorability of land speculation compared to other options. Add zero interest rates to it and accelerate flows of all the extra money to into further land speculation. I can easi

Afaik, a crazy amount of rentals is negotiated without a contract so that the landlord avoids regulation and taxes and the renter agrees because they get a discount. Nice idea, but has loopholes.

You're right, it's the community and its actions that made the land appreciate. Surrounding dwellings and their occupants are just a part of that. You can be entitled to inheriting the value that you and your parents created, wchi

Unfortunately none of the modern economic theories apply to real estate, because it is a land market in disguise and has little to do with housing. Price of land is determined when looking at the world as a whole (margin of production), so

I think his point is, you don't get to pass wealth not earned by you to your heirs. You had nothing to do with 300k to 10m appreciation, so you nor your heirs are entitled to it. The appreciation is in land, not in the small improvemen

It has many loopholes, such as assigning each of your 5 properties to your wife, daughter, aunt, shell company or a dog to avoid the 5x rate. Still much better than status quo. In the end it approximates land value tax, is more politically

No, real estate suffers from inelastic supply per area. It's not a market for bananas going by basic supply/demand equalization.

Houses do depreciate in value. In Japan houses depreciate to 0 after 30years. Land on the other hand under the current system only goes up. Don't confuse the two.

Housing is a special story. It doesn't behave according to the standard economic theory of equalizing supply and demand like yogurts or bananas. Housing is strongly inelastic market, meaning you can't increase supply when there is
