I did something similar when I bought my place. Negotiated the 2.5% buyers fee to go towards closing cost. Paid for all the closing costs and my mortgage guy baked in like 4 months worth of property taxes into it to soak it all up.

Yeah it's nuts here in western USA. We've gotten over 200 inches of snow here in Park City Utah and I saw like 10 dump trucks full of snow hauling it away just walking to the grocery store yesterday.

Double the cost? I thought about getting winter tires but my all season tires are rated for 60,000 miles or 6 years whichever comes first. I only drive like 6,000 miles per year so getting a second set of tires means buying 2 sets of tire

You generally have an air conditioner though as well as a furnace and you can get those that can also work as a heat pump. Mine supposedly works as both but they only set it up for cooling and my gas furnace does all the heating :(
