Value/Price of commercial real estate are significantly determine by theoretical rent, so are the commercial loans. It’s a positive feedback loop of high rent. There is no theoretical abstract proper rent just waiting to be discovered

I’d say the rents in the downtown area are not entirely due to lack of supply. The large towers of “luxury” apartments definitely are willing to let units go vacant to maintain rent
