My issue with the 99 year lease, is it’s harder to pass down wealth to your kids, as there would be no home to give.. Maybe as a society, less generational wealth is a good thing.

Many people are terrible at saving. This is a problem for society, because a bunch of unhoused older people will cause big problems. societal tools that force people to save (Social Security, mortgages, opt out 401k) are great for addressin

How is that different than leveraged RE? If the property value is flat, you’re in the red due to interest.

Call me crazy, but gold and RE didn’t track inflation 2019-now (during periods of high inflation). Index funds put me way ahead of inflation

TQQQ is 3:1. Every time I ask people to factor in their time in managing the property (yes, even time spent finding the property to buy counts), they end up way behind.

Fair. Many people will continue to invest in ETFs for a long time, but when people start retiring and selling from their ETFs, then the party is going to end. ETFs, because of their algorithmic known trading, don’t always get the best price

Young people can take risks that seem crazy to us older folks, because they have way more time to recover. If you leverage invest early in life, even if it completely wipes you out (once), you can leverage your way back into money.

I’d think the higher density/frequency of disturbing content would cause people to be desensitized. I never seen blood or gore in my life and find seeing it shocking. But I’d imagine gore is a weekly situation for surgeons.
