Transaction fees are 5 cents in the last couple days. The mempool is empty (see https://mempool.space/ ). If you are paying more, then that's an issue with the exchange or wallet that you are using.

Specifically for the mortgages I don't think that will be much different with bitcoin. The whole fractional bitcoin reserve category is already booming and they do the same things as banks do in terms of rehypothecating the collateral,

I'm not OP, but the main parallel is a well defined schema of communication between the services using different underlying technologies. SOAP is in my experience really hard to use and get right, compared to protobufs that bring well

Make sure that the port is correct and it is UDP (not TCP). (I just did the same setup with PiVPN. Somehow I got a wrong port number first, but then it worked)
