I might be in the minority, I liked Redfin as a broker / NAR competitor. Seeing houses was super easy, lower fees, etc. I'm well aware of tradeoffs in the industry and connections.

Not every "classic" car looked good and not every current car looks bad. Just with Chevy models during the muscle car era you had the Greebrier, Vega, or 4 door models of Nova/Chevelle.

A bit more nuance I'd throw on it is to a Data Architect. While databases are a primary storage system, knowing data modeling / systems in general is beneficial and leads to a broader role / career.

I'm guessing that is location dependent, though it has changed recently, many people I've known (admittedly college educated or further, corporate tech) have been homeowners since their early-mid 20s. (millenial)

Many of the cash buyers are either proxies (Ribbon, etc) or turn right around and get a mortgage. One of the touted benefits of real estate is enhanced leverage with equity as the collateral. "Cash" on an offer is more of a waiver

The second one (but in theory it is still that same purchasing power since it is keeping with inflation). There's some rules on if you cash out before 5 years (you give up the last 3 months of interest) and you MUST hold for 12 months.

Just poking around online it seems 5% isn't uncommon, some higher, some lower and it has happen relatively quickly. I'm not surprised if people who have a locked in rate are just eating the cost of outbidding to win. Bankrate says
