If anything coops ARE a solution to high rents. They take a large space and make it available to rent as individual rooms and amortize the cost of a living room, kitchen, etc across roommates. It's not like these spaces would have simply been one bedroom apartments.
Seems very much like WeWork for rental housing.
My only concern is that this model seems ripe for discrimination, of many many kinds. "Oh, we only rent to people with a STEM degree from an Ivy." Yet another way an SAT score turns into a life.
