I moved from SF to Miami. Its definitely gentrifying, you only need to look at the Wynwood district to see that. Areas where you could have bought a warehouse for next to nothing in the past are now selling for insane amounts, almost like rodeo drive. The reason why its not gentrifying faster is a combination of two things, demand and sprawl. Unlike SF, we can build up and out. In SF you cant do either, so you are forced to push people out.
