Might be obvious but find a roommate that is renting out a room, then you don't have to deal with any of those issues. Just find a quiet one or one that is out a lot so that you being home all the time does not bother either of you. You may even catch a break with one that has a dog and you offer to walk it in the afternoons during a coding break. Most people who have pets would love someone to walk them during an afternoon.
