There are plenty of smaller homes. You see them going up even in far-flung suburbs in my city. Stacked townhouses, whatever you want to call them. What's gone is a detached small house on a big plot of land. Well, not gone, but in decline, since often an existing 1000sqft house on a big plot is replaced by two 4000sqft type houses sitting four feet from each other (but still technically separate). My neighbourhood clocks in at 1700-ish sqft houses on 60x100 plots and those, for now, are worth keeping, with no intensification so far.
Obviously the balance between "cost of land" and "cost of construction" has shifted over the years, where the land cost now dominates.
