The problem in Canadian housing is mostly a mix of these factors:
- A slowdown in new housing construction, which has created a supply shortage and increased land values. This is due to a combination of low manpower, developers’ lobbying, and bad regulations.
- A lack of affordable rental housing, which has forced many low-income households to spend more than 30% (even 50%) of their income on rent or become homeless. Moreover, all elected parties, regardless of their political side, will make laws in favor of the owners, because they are the majority of the voters.
- Financialization, which means that housing is seen as an investment rather than just a place to shelter. This has resulted in a lot of investors who buy and raise rent prices. And up until recently, you did not even have to be Canadian or even living in Canada to buy properties, which is insane. I remember on several occasions I had to call the landlords who were outside of Canada and could not even speak English.
Most Canadian land is owned by the crown, which limits the availability and affordability of land for housing development.
- A mismatch between the types of housing available and the needs of the population. Most houses built assume single-family households with the hefty price tag that comes with it. And barely any new houses built are small units for young, singles, seniors, etc. who do not need a big house. They end up living with housemates perpetually
