I know this isn't the most progressive thing in the world, but uh... what about a law that puts a hard upper cap on the tax rate of any primary residence while also limiting the amount of properties a person or corporate entity can own within an area? Seems to me that it would encourage cash-starved governments to encourage home building while discouraging seldom-used second-homes and single family rental properties.
- travisb 3y agoWhere I live it costs $1500 to create a new corporate entity and $500/year to file taxes for a trivial corporation. A limit like that is entirely unworkable against large corporate interests. All it would do is prevent local, small-time landlords from expanding.

As I said in other threads, maybe limit capacity to N-properties for each Canadian citizen, maybe 5 I don't know. If you're a Canadian citizen you would have to go through one, even if just a lawyer that lawyer could only "sponsor" up to N non-Canadians to buy properties in Canada (or N properties for just 1 non-Canadian, whatever that lawyer or notary prefers...).
