I saw some of this fight in the 90s (Central Texas) and much of the land privately conserved is now shopping and condos. The money is just to good. I bought 8 acres in the 90s here for about $15k. Did not know how I would ever pay it off (family held the note and were pretty forgiving lenders). Recent subdivided land in the area is going for about $400K (same sized lots). Also, taxes have gone up. In the past 5 years. My 2023 Notice of Appraised Value states "The difference between the 2016 appraised values and the 2023 appraised value is 528.97%" for my unimproved land.
