I don't know about those narratives, but I do remember rent increase moratoriums in some places during the pandemic. The fact is, this (literal) rent seeking behavior will continue if unchecked. Two simple ways (probably among others) to check it: legally (this worked short term over the pandemic), increase supply (has better benefits long term). The best time to build housing was yesterday, the next best is today. More complex ways, combining many approaches to address these issues, work better still.
