Made a site like thisiswhyimbroke that did fairly well. Affiliate links 10 years ago could get surprisingly lucrative. Sold it after awhile for 50k and moved on to the next project. Most any passive projects either going to require significant up front investment or some regular re-investment so sometimes it's better to cash out when you can.
