Ask HN: Space in NYC, empty, what do?

Have access to a 20k sq ft space (and a few 5k-ish spaces). Industrial, good foot traffic, bathrooms, street access & loading docks. Landlord willing to waive rent for a bit to see if an idea sticks. The catch? The building might be demo’d in 2yrs. Or 10. What is is commercially viable? What is NYC lacking? Open to partnering up.
