Tech companies could do like parts of legal apparently and try a "standard office" [0, 1] approach.
It would be harder to have the bodies per square foot as compared with a "crammed industrial shop floor" in such buildings, and some would miss it, so do half and half.
I predict that half of people would prefer a slightly more private 200 square foot quasi-soundproof cube with walls and at least one glass wall with a door, and half of people would actually prefer the "crammed industrial shop floor".
Of the cubers, I further predict that a half of cubers would prefer to "hotel" in their quasi-soundproof cube (take and leave nothing), while the half of cubers would prefer to "settle into" their quasi-soundproof cube.
Total flexibility, of course. Mark the cube as hotel/settled. Move freely in and out of the "crammed industrial shop floor" as social/collaborative needs require.
