CME has an (admittedly thinly traded) futures market for Miami real estate predictions https://futures.tradingcharts.com/marketquotes/I5.html https://futures.tradingcharts.com/marketquotes/I5.html 5 years out it's expected to be 10% higher. Why don't the people making these dire predictions about Miami dump their life savings into betting Miami real estate will tank in value? (My prediction is that Miami Beach will end up building dykes like the Dutch btw, I believe in climate change but not doomsday prepping)
