If the physical property mentioned is housing then no. In paper it's all leased. But it depends on local use. Property built in the countryside are less seen as 'commodity' so less constrained. Large development of housing are all leased.
- apexalpha 4y agoI thought the land was leased but the building is owned. Did that change or was it never the case?
- dumb1224 4y agoDevelopers typically acquire use of land via bidding and it's usually leased 70 years. After that it can be re-newed with a fee.
- mensetmanusman 4y agoThis subtlety doesn’t matter in practice. If the government always owns the land, they have the power to crush your dreams like they have to 10s of millions in China who used to live where they did, but were forced to move for a new bridge/mall/etc.
- dumb1224 4y agoTens of millions? Where are these numbers from? Decades ago maybe local government could get away easily with buying out residents but certainly very hard now.
- mensetmanusman 4y agoThe 3GD was over a million by itself. https://www.britannica.com/topic/Three-Gorges-Dam https://www.britannica.com/topic/Three-Gorges-Dam Lots of this occurred for bridges, rail, cities, etc.
- dumb1224 4y agoThat was a national mega project 28 years ago. The planning took decades too. Migration also took decades. It was followed alot https://m.thepaper.cn/newsDetail_forward_4282655 https://m.thepaper.cn/newsDetail_forward_4282655 Of course I don't believe everyone was very willingly to relocate but most people got a good deal for that. I don't think that project would happen on anybody anytime soon again.
- mensetmanusman 4y agoTheir economy has been a national mega project for 28 years. Here is a reference for a 250,000,000 forced migration goal by the CCP, maybe I underestimated: https://www.nytimes.com/2013/06/16/world/asia/chinas-great-uprooting-moving-250-million-into-cities.html https://www.nytimes.com/2013/06/16/world/asia/chinas-great-u...
- dumb1224 4y agoIt's behind paywall. I'm not sure what these goals are. I meant it was a mega infrastructure project. Do you have any specific data?
- mensetmanusman 4y agoThe data available would be from the CCP, we only have their goals and satellite images :)
- dumb1224 4y agoWhat goals I wonder? Do you mean like a slogan or a project with a name such as one belt '一带一路'. Well I don't think one should only generate hypotheses based on satellite images alone surely.
- auggierose 4y agoVery interesting. Makes sense, in a way, but of course that makes your investment into the building quite precarious.
