This screams out to me as "I'm a part time landscaper and my home buying budget is 1 mil.". These types of data points are just bullshit. People making 70k a year are not realistically looking to buy a 350k house even though that's the upper limit of their supposed range. Most houses under 150k that I've seen are mostly in need of repair. In reality there is a slim window of affordability and livability and those homes are being bought up by real estate investors and turned into rentals. The on paper market and the actual market are two different things.

- echelon 4y agoDrill down. The median age is only 27, and an unusually large percentage of the 16-18 labor force is working. Farming or going to Valdosta State. It's a college town, and they also grow a whole lot of onions. > Valdosta State has approximately 11,270 students > The current population of Valdosta, Georgia is 55,550 Interesting demographics, indeed. They have a nice downtown, surprisingly big theme park, and lots of stuff for college age kids to do. So it's not a wasteland. It's also only three hours from Atlanta and Apalachicola. - chank 4y agoI mean you seem set in yours as well. It's ok, we can agree to disagree. But, I think you're cherry picking a bit. Of course I can pull up and look literally anywhere and find something. Take some of those and try to find enough comparables (and not just one or two) in the same place for there to be a healthy market for people who actually live there and can afford. Good Schools, Safe Neighborhoods, Good Job Opportunities? Even at 250k its still a stretch for people who actually live and work in these areas. Most of the median income in these small towns isn't anywhere near 70k even for working adults. Most people don't have the option or skills to just open a map and pick anywhere to move to and work a comfy remote tech salary job and most of the people who can have left those places for greater opportunity e.g. big cities.
