I've known many people who got into real estate (just getting a realtor's license) on the side as a way to make some extra money, but to me the appeal has always been having access to the "raw" MLS information / hearing about properties before anybody else. Do you have any gut feeling for what percentage of properties never hit the market because of connections like these?
