Interest rates always go down later. The reason older boomers look so good is they bought a house at 12% then refinanced later.

  Yup. The key is to buy a house you want to live in for a decade or more.

    Once I buy a house, I don't plan on ever moving again.

      This is a new attitude. There used to be significant interest in upward mobility. Some folks still "buy up" frequently. I couldn't handle moving that often, but there are folks who do.
