AUS: Practically unheard of for rentals to come with a fridge unless they’re offered “fully furnished”. A landlord that includes chattels is required to maintain/keep in good order, and if broken, replace them. The inclusion of a fridge wouldn’t increase the rental yield significantly, the likelihood of having to repair or replace the fridge would probably offset any gains. Plus the responsibility of the landlord to remove and store it should the tenants not want it, and the potential relationship breakdown should there be an argument over fridge damage/function.
