You forgot to mention the frequent (anywhere from 3 to 6 monthly, sometimes more frequent if they want to make you miserable) and highly invasive property inspections. Worst case these can at times devolve into lifestyle inspections, where the property manager criticizes issues that have nothing to do with potential erosion of property value - eg a few dirty dishes or clothes left out.
