We rebranded ourselves slumlord investors, presented the bank with a pro forma that showed the building would cash flow with market rate rents, and we requested a business loan. The bank completely understood that model and granted us the funds. Once we owned the property we simply rented to ourselves. Later we refinanced and converted to a normal fixed rate standard mortgage."
