Full buildout, cutting holes and running ductwork, etc. Thats the quote for materials and labor, yes. If I did it a year ago it would be 20k less :/

  Would you mind detailing why the cost difference would be so large from last year to this? An almost 100% increase is quite substantial, no?

    Building materials all went through the roof.
