I've been working from home for years, and while all the things you listed are huge. The number one thing I missed the most in the 20 or so times I've been to the office in the last 7 years, is having my own bathroom. That said, I miss going out to lunch, accidentally meeting people from other teams, reading on the train, meeting friends in the city right after work, and just being around people in general. I wish I could get an in office part time job that paid benefits, but I don't think those exist.
