It makes a lot of sense if you like living in a neighborhood with single family housing. I live in an apartment, but if I had a house I'd hate for an apartment building to be built next door overlooking my yard. In most of the country private gated communities with HOAs are getting a big percentage of new housing. Keeping neighborhoods consistent is one of the reasons.
