You mentioned that you don't have any interest in real estate, which should not even be part of your plans (despite the fact that it may rake you in some dough for the time being). I think you should go with option 1, as this favors more of what you wanted to be doing. I believe more chance of success lies in doing what you are passionate about. Just my 2 cents.
