Alright, sixth and Market is about as inoffensive as the Tenderloin gets (with the possible exception of having a reservation at the Bourbon and Branch). Proximity to Westfield and Bluebottle would be a major plus (and, y'know, it's actually only the same price as Starbucks... though I should refrain from recommending Bluebottle to anyone since it's quite crowded enough already).
