  And every startup says it's revolutionizing the world even if all it does is sell overpriced pizza. Welcome to marketing. I don't think there is any new condo in NYC that doesn't advertise itself as luxury. So if you want modern features such as insulation, central cooling, heating that doesn't require open windows in the winter then your options are all luxury units.
