What would be interesting is if those holding commercial property in high rent cities start converting commercial properties to residential. It may not be easy or cheap, but I reckon it's mostly rezoning and just putting up walls and adding plumbing. If this happens, I wonder what happens to cities afterwards where the ratio between residential to commercial in a city shifts permanently. I reckon we could end up with more WFH or flexible work arrangements because commercial real estate becomes scarcer and more expensive.
