What I haven't seen is an analysis of how long it'll take for the temperature to rise enough for the permafrost to be entirely thawed. The freeze/thaw cycle wrecks havoc on infrastructure and buildings. Bringing infrastructure to these newly suitable lands will be a massive engineering challenge.
