It's an interesting concept, but as an investor I would not want to allocate money without it officially being invested. In other words I'm on the line for a theoretical 200K, but I'm only putting 20K of it to work. The reason I wanted to invest, say 200K, is because I believe in your idea and I want in while it's cheap. I want to buy low.
Nothing wrong with keeping this alternative in your back pocket in case any investors want to try it, but I would lead with a traditional approach.
