I'm far more experienced with the rental market in Dublin, I'm Irish living in the Netherlands. The situation in Dublin is the endgame of the same property market extremism.
The national obsession with landlording and trying to get someone else to pay for your mortgage ended a few short years ago with the world's biggest bailout. In Ireland there's very little regulation and what there is is almost completely unenforced. No lessons were learned and we now have a national housing crisis with a neoliberal government turning a blind eye to rampant homelessness and a lost generation. All potential solutions are met with excuses as to why it will only cause problems for the young being able to rent, thus furthering the crisis.
