Given a certain location, the singlemost important indicator of your house price is the amount of cars driving by each day. A factor of 3 in my immediate neighborhood: $15k per m^2 in a cul de sac vs. only a 100 meters apart $5k per m^2 next to a 4-lane road with quite some traffic.
